<p><strong>Tax tips and tax help to assist taxpayers by describing options<br />for tax reduction and tax cuts through lawful tax deductions. </strong></p>
<p><strong><em>Tax deductions</em></strong> contribute to national prosperity by providing capital to business. <strong><em>Tax deductions</em></strong> reduce taxable income. A 100000 <strong><em>tax deduction</em></strong> reduces federal income tax by 35000 100000 X 35 assuming a 35 income rate. Options for increasing business tax deductions include revising depreciation schedules reviewing fixed asset listings casualty losses bad debts and charitable contributions. </p>
<p>Real estate depreciation offers substantial opportunity for increasing <strong><em>tax deductions</em></strong>. Most depreciation schedules are established by simply separating land and longlife improvements. This simple approach is lawful but sharply understates lawful depreciation. About 2040 of improvements for most properties are shortlife items. Short life items can be depreciated over 5 7 or 15 years. There are about 130 shortlife items that have been determined by legislation tax court decisions and IRS rulings. </p>
<p>Real estate depreciation can typically be increased by 50100 for the first 57 years of ownership by obtaining a cost segregation study. A cost segregation study precisely values up to 130 components of real estate that can be valued as shortlife property. </p>
<p>By obtaining a cost segregation study it is possible to obtain a windfall of <strong><em>tax deductions</em></strong> by catchingup previously underreported depreciation. This onetime catchup can occur in the first tax return filed after the cost segregation study is performed without filing any amended tax returns. </p>
<p>Reviewing fixed asset listings of business personal property can generate a meaningful amount of tax deductions. They often include items that should have been expensed which have been sold or thrown away or which have an excessive depreciation life. Items that should have been expensed include operating expenses sometimes included by error and maintenance or repairs which was necessary but did not increase the life of the assets or component. Section 179 allows business to use up to 108000 of 2006 capital expenditures as tax deductions. Confirm you are not capitalizing assets that could be claimed as a tax deduction. </p>
<p>Casualty losses also offer opportunity for tax deductions. For a casualty loss you can deduct: 1 the market value immediately before the casualty less 2 the market value immediately after the casualty less the amount covered by insurance. The portion that is not intuitive is: the market value after the casualty is much less than the value before plus the cost to renovate. Other factors which can and should be considered for tax deductions are: lost rent/usage stigma in some cases construction management construction risks and entrepreneurial effort. </p>
<p>Bad debts are a subjective matter. Judgment is required to accurately estimate the amount that should be claimed as a tax deduction. If bad debts have not been examined carefully for several years they may offer a meaningful tax deduction opportunity. This applies to companies who utilize accrual accounting. Companies who use cash accounting cant claim a tax deduction for bad debt since they never recognized the revenue. </p>
<p>Do well by doing good. You reduce taxes in several ways when making charitable contributions. For example you purchased land 10 years ago for 200000 and it is now worth 1000000. However you now realize you will never use the land for the intended purpose. You can donate the land to a qualified charitable organization and take a tax deduction for 1000000. However you do not have to pay capital gains taxes on the appreciation. </p>
<p>Tax deductions sometimes seem arcane and complicated. However a knowledgeable team of advisors from several fields can reduce your federal income taxes. The complexity of the tax code makes it difficult for any one personal to be knowledgeable in all areas.</p>
<p>Cost segregation produces tax deductions and reduces federal income taxes across the country and in every size market. Below are just a few examples of cities where cost segregation generates meaningful tax deductions. </p>

<p>The West Austin area of Clarksville was originally a freedman&#8217;s colony for slaves freed after the Civil War. It now has a very diverse population and this diversity is reflected in the various nationalities of the residents. There is an excellent public grade school in Clarksville named Mathews Elementary. </p>
<p>Every fall Mathews holds a carnival on the grounds which includes the Clarksville Annual International Dinner and the Octoborama Festival which is held at the end of October. During Octoberama local musicians many of whom are the parents or relatives of Mathews School students perform at the carnival. Also most of the kids bring large quantities of food to be sold at the International Dinner to reflect the cuisine of the countries of their origin. </p>
<p>Since most of the University of Texas Division of Housing apartment complexes are located in the West Austin area and the grade school children residing there with their parents attend Mathews many ethnicities and heritages are represented at the dinner including Chinese Korean Japanese Mexican and various African and other nationalities. While at the Octoberama Festival you can hear local musicians sample all kinds of homemade food watch contests such as twolegged races and relay races and enjoy juggling and facepainting which all of the kids love. </p>
<p>Right down the street from the school is another Austin legend Nau&#8217;s pharmacy which has one of the oldest soda fountains in Austin. You can have eggs for breakfast or a shake after school at Nau&#8217;s and then head down to the 9th Street dog park. </p>
<p>There are many good restaurants in the Clarksville area and this area is a short bus ride or long walk to Lady Bird Lake and the jogging trails or you can go downtown by bus or on the sidewalk just a mile or so in the other direction. There are also a number of historic homes in the area including a home referred to by the children as &#8220;the Castle&#8221; since it looks just like a medieval castle but which was originally a military college building. </p>
<p>There is also a &#8220;Moonlight Tower&#8221; another local landmark in the area of the Castle. Austin and Clarksville are home to many local politicians and wellknown Austinites. Ann Richards was a regular at the drug store soda fountain and most Hollywood celebrities visit the restaurants when in Austin.</p>
<p>The Johnson Creek Hike and Bike Trail skirts the western edge of Clarksville and winds along under the Loop One freeway also called the MoPac for the Missouri Pacific rail line which runs directly alongside the freeway. You can walk ride a bike or jog up and down the hike and bike trail which crosses Johnson Creek in one place and begins at Austin High School on the northern shore of Lady Bird Lake.</p>
<p>From the Austin High School access point to the trails You can cross the lake which is actually the Colorado River and hike through Zilker Park or swim in Barton Springs or go north and once past Clarksville you eventually wind up in the Brykerwoods area if you go south you can head down to the Barton Hills and Travis Heights.</p>
<p>Clarksville is also home to various arts and crafts establishments and the yearly Eeyore&#8217;s Birthday Party Celebration another fun local event which is held in Pease Park on the northeastern perimeter of the Clarksville area. All in all The Clarksviile area of Austin is truly a great place to live whether you&#8217;re raising a family a student retired or any one of the varied lifestyles which flourish in Austin. You will always feel at home in Clarksville.</p>

<p>Why isn&#8217;t Forbes magazine moving it&#8217;s business to Austin? Forbes says its 1 in America! And as if anyone needed confirmation Forbes magazine has now ranked Austin in the top three of each of its three &#8216;best in America&#8217; categories. </p>
<p>Forbes magazine is considered by many to be America&#8217;s 1 magazine for business stocks finance lifestyle technology and much more. When they compiled their 2008 rankings of &#8216;Best Places for Business and Careers&#8217; this year they slightly expanded their criteria to include certain other qualities of each area analyzed.</p>
<p>This is where Austin scored and all the facets of the survey contributed to Austin being the 1of all America in this category. When taking all aspects into account income and job growth were still ranked first but the analysis was expanded to include the whole business atmosphere.</p>
<p>Forbes reportedly gave special attention to the cost of doing business in the cities analyzed. This included the price of office space labor taxes and energy. The analysis not only explored the realizable pool of labor but also investigated the quality and qualifications of the available pool of labor. </p>
<p>The rankings also calculated social characteristics which would make the region more attractive such as crime rates housing costs and net migration. </p>
<p>Austin came up as number one! Of course in Austin this is no surprise but it is still a feather in the cap to be recognized as the number one nationwide in the revered Forbes magazine. </p>
<p>One of the many reasons given for this ranking is attributed to the University of Texas. Each year the University enrolls close to 50000 students and 25 of these enroll in graduate and professional degree programs. This results in the available labor pool being supplied with top notch college grads many with Ph.D. s. </p>
<p>The other two surveys in which Austin came in second and third would also have helped to contribute to the number one ranking in &#8216;Best Places For Business and Careers&#8217;. </p>
<p>Austin came in at 2 for job growth and at 3 in the &#8216;Best Cities for Jobs&#8217; ratings. Austin ranks third in the country for net migration; the figures for migration into Austin are quoted as 2.7 per year. </p>
<p>All these factors also contribute to elevating the allure of the Austin housing market which is named as one of the few in the country predicted to rise in the next two years. </p>
<p>This was reported in a survey compiled by Private Mortgage Insurers which dammed many areas into an 80 chance of realty decline whilst analyzing Austin as having less than a one per cent chance.</p>

<p>Are we really going to be facing a property price crash in the near future? </p>
<p>Over the last few weeks there have been comments from industry experts all warning us that the UK is heading for a house price crisis or property price crash in the very near future but when and is it really likely to happen?</p>
<p>Well some of the UK banks have claimed that the housing market will experience a slight downturn but nothing like the crash being claimed by some. Certainly we should see no sudden crash.</p>
<p>It all seems to stem back to 2005 when everyone said the housing market would crash. Back then the average house price was around 162K up from around 60K in the 1990s. So then as now really everyone was talking of the imminent house price crash. </p>
<p>At the same time in 2005 banks started offering customers huge mortgages based on their affordability which was determined by the bank rather than sticking to the traditional and more sensible in my opinion method of lending 3.5 times a persons salary. At least this way you knew approximately one third of your salary would go towards paying back your mortgage and you would not be stretched beyond your means every month.</p>
<p>This was also combined with an all time low of 4.5 per cent Bank of England base rate which contributed to the massive house price increases weve seen over the last 2 years.</p>
<p>So will there be a house price crash? If you compare today to the 1990s then there are definite similarities; massive house price increases and concerns about long term affordability. Today were all worried about our huge mortgage debts rather than massively scary interest rate hikes.</p>
<p>If current house prices fall flat or even fall slightly as they seem to have been doing in recent months most home owners will be able to sit tight. Most homeowners can afford to wait and see what happens with the market rather than being forced into selling their homes because they cannot afford it. </p>
<p>Certainly people who have been repaying a mortgage for 10 years or more should have enough equity in their property to ride out any fall in prices.</p>

<p>More and more single females are signing up for Memberships on sites like www.RealEstateNewListings.com to get monthly newsletters about real estate market updates and trends and Googling phrases like homes for sale mls listings and other similar searches. </p>
<p>More of these women are buying homes on their own and 25 of these prospective buyers said they would prefer to buy a &#8216;fixerupper&#8217;.</p>
<p>This is not surprising given that women are earning higher salaries than previous generations of women and many are enjoying incomes disproportionate to what their parents earned. Single women now play a significant role in the housing market. Divorced or widowed and wishing to get back into home ownership after having to step out of their home for financial reasons or young single women who have not owned a home before are eager to experience the pride of ownership and exercise their independence. We are seeing growing numbers of women buying their first home on their own. </p>
<p>Today&#8217;s woman is much more financially astute than her counterpart was a decade ago and is well versed in real estate as a solid longterm investment.</p>
<p>Bruce Weddel of RealEstateNewListings.com says I have to think that all of the new TV programs like &#8216;Property Ladder&#8217; and &#8216;Flip That House&#8217; have contributed to women feeling more capable of doing the renovations to a home or at the very least feel more comfortable about not being taken advantage of by a contractor. These shows have done a terrific job of eliminating the fear of the unknown and the fear of really screwing things up&#8217; for women and for more than just a few men.</p>

<p>Cedar Park Texas is not one of the most well known areas of Texas. As a suburb of Austin the states capital often outshines the smaller neighboring area. However that is a grave misdeed for just as Austin is full of history industry and real estate Cedar Park is too. </p>
<p>History</p>
<p>Only sixteen miles northwest of Austin it is no surprise that Cedar Parks history begins similarly. The same nomadic Native American tribes that set up camp in Austin did so in Cedar Park as well. It was home to the Tonkawa Comanche and LipanApache tribes among others throughout the year. Cedar Park was originally named Running Brushy for the spring that flowed from the areas creeks. </p>
<p>In the 1870s the first European Settlers bought land and built a ranch in Running Bushy. George and Harriet Cluck became the focus and the center of town. By 1874 the area had its own post office and when the Texas railroad was completed it ran straight through Running Brushy making the area a possible stop. Running Brushy quickly became a legitimate settlement and in 1887 the Clucks son renamed Running Brushy Cedar Park starting it on its journey to what it is today. </p>
<p>Cedar Park remained a busy yet small and unnoticed town until the 1970s. At that point the growth of Austin spilled into the area causing a large population boom. In fact in merely a decade the town grew from 125 to 3000 individuals. Houses were erected and residents moved in. Soon shopping centers malls and other commercial buildings were added. Today Cedar Park has 52721 residents and is the seventh fastest growing city in the country.</p>
<p>Economy</p>
<p>So close to Austin Cedar Park sends many of its residents into the city for work. In fact more than 50 percent of the population commutes 10 miles or more every day. That commute could soon change. Many companies are discovering Cedar Park and creating a base in this suburb of Austin. Most recently the Cedar Park Regional Medical Center was built creating a large number of medical positions and thus attracting doctors nurses medical technicians to the area. Other employers include Advanced Drywall Systems Inc. Electronic Medical Industries Inc. TDK Texas Technologies and Human Systems. It may seem given the large number of commuters that there are few opportunities for employment but thats not true. </p>
<p>Real Estate</p>
<p>As a suburb particularly one connected so closely to a large city theres no question that the real estate industry is alive and well in Cedar Park. The growing population number showcase that fact well: In 1990 there were 5161 residents; in 2000 there were 26049; and by 2008 there were 52721 residents. People are flocking to Cedar Park and that means houses have to be built developments have to be created and realtors have to buy and sell daily. </p>
<p>The average price of a home is 239900 with new homes a bit more costly and foreclosures costing considerably less about 138000. Market value will continue to rise steadily in the years to come. Describing the area as a sound real estate investment seems to be an understatement. </p>
<p>Cedar Park is a city a small one but a city nonetheless. It is growing in leaps and bounds. Now is the time to become a part of the explosion that is Cedar Park.</p>

<p>Got a bad mortgage refinance deal? Blame yourself<br />And what to do about it now in 5 simple steps</p>
<p>First of all let me clarify one thing:<br />There is no such thing as a bad mortgage its just that the mortgage you have may not be the right one for you.<br />The primary reason why you got that particular mortgage was probably because you really did not know what questions to ask and the loan officer was more interested in getting a fat paycheck from your deal.</p>
<p>Granted there are exceptions to every rule. In this article however I will not talk about the possibility that you were lied to by your loan officer or other circumstances. And even then its still your responsibility because you signed the loan documents!</p>
<p>For most people a home is the largest investment they ever make yet people seem to think that shopping for a loan is as easy as finding the cheapest gas for their cars.</p>
<p>The way you probably ended up with your current mortgage probably started one of two ways:<br />1.A telemarketer who tried to get you to refinance contacted you.<br />2. Being bombarded with tons of advertisements for mortgage products you contacted various lenders yourself.</p>
<p>Either way your first question was probably Whats your rate? and the next question most likely How much are your fees?</p>
<p>In the spirit of shopping around and pretending you actually knew what you were doing you probably called a few more lenders until you heard what you wanted to hear.<br />This was Strike one two and three before you really got started!</p>
<p>But now what?<br />The past is the past. Following are 5 simple and easy to follow steps to move forward now:<br />1.Find a mortgage broker you can trust. Dont know how? Ask your attorney financial planner or CPA/Tax consultant for referrals and select someone you feel comfortable with and who you can trust. Stick with them and build a longterm relationship. Just like you do with your family doctor or auto mechanic.<br />2.Discuss your current financial situation and future goals with your newly found mortgage consultant. Obtaining a mortgage should not be viewed as an isolated transaction. It needs to complement and be part of your overall financial plan.<br />3.With literally hundreds of different loan products in the marketplace your mortgage consultant should narrow down the field of potential scenarios depending on your circumstances and future plans. The different programs need to be explained as well as the advantages and disadvantages.<br />4.Ask yourself if it makes sense to refinance in the first place If the answer is yes you will now be able to make an informed decision and select the loan program that you feel most comfortable with.<br />5.Start the actual application process and work with your loan consultant to ensure a smooth transaction.</p>

<p>Alright let&#8217;s face facts. Homes get sold on first impressions. Well maybe not sold but the first impression goes a long way to making up the minds of buyers. So what is the average buyer&#8217;s first impression formed on? The home&#8217;s exterior. So it stands to reason that the yard and gardens will play a huge role in helping to form a buyer&#8217;s first impression of the home. So how can you best showcase these areas to buyers? Well if you are the do it yourself kind of person then you likely already know what to do but if not then there are always professionals who will be more than happy to help for a modest fee. </p>
<p>A home&#8217;s exterior is extremely important when selling. This is the image that most people will have to go on when deciding whether or not to come and explore the home further. The first step that one should take is cleaning up the yard. Once it&#8217;s clean you should be able to get a clearer picture of exactly what needs to be done. Typically if a home is more than 10 years old then it might be a good idea to start with a new coat of paint. This forms a great visual basis for the home as new paint will be recognized by buyers immediately. From that base it is easy to continue with small upgrades to the home itself that buyers will appreciate like new gutters or a re paved driveway. Every last visual aspect of the home should be in ideal condition before the home is listed. </p>
<p>Yards are the next thing they any seller would want to tackle. After the initial cleanup take a critical look at the yard and try to identify what needs to be improved. Cleanliness and order are the most important factors here so get that lawn mowed and trimmed and then set about the other aspects that need improving. New fences are always an attractive selling point or if the fences are in good condition then a simple refinishing can be a great visual upgrade. When thinking about gardens try to pick plants that compliment the home and the colors. Having flowers that clash with the home does not really benefit the sale. You can always find a professional landscaper that will be able to spruce up the yard quite nicely. Take your time and don&#8217;t rush these things as time equals outcome.</p>
